General Information:
1. Do you have on-site maintenance?
- We have maintenance available during business hours Monday-Friday (9am-6pm) as well as 24-hour after hour Emergency Maintenance.
2. If I need repairs in my unit. How do I get help?
- Please submit work order tickets through the Resident Portal.
3. Am I required to purchase renters insurance?
- Renters insurance is required with a minimum of $300,000 for personal liability. Pleasecontact the leasing office for further details on the requirements.
4. What happens if I am locked out?
- Unfortunately, we do not offer after hour lockout services at this time. You will need tocontact a local locksmith.
5 Which utilities are included in my rent?
- All utilities are separate from rent.
6. What are my options for paying rent?
- We make it convenient to pay your rent; online through the Rent Cafe Portal by credit card, debit card, or checking account.
7. Is your community pet friendly?
- Yes! We allow 2 animals per home. Please contact the leasing office for additional pet qualifications.
Rental Qualifications:
1. What are the fees to apply?
- The application fee is $100 per applicant and there is a $250 administration fee.
2. How long does it take for an application to be approved?
- All applicants are screened through ApproveShield. The timeframe of the screening results are dependent upon providing all required documentation in a timely manner and results can take approximately 3-5 days.
3. How old do I need to be in order to apply?
- Applicants must be 18 years or older.
4. What is the income requirement?
- A resident's monthly income must be 2.75 times the monthly rent.
5. What reason may an application be denied?
- Falsification of application information by any applicant.
- A poor credit rating, including but not limited to high or overcharged balances on accounts, multiple late payments on accounts, and multiple accounts placed in collections, is cause for denial of an application (medical bills and student loans will not be included in the parameters of our screening system).
- An incomplete application by any applicant.
- Insufficient income (total of all applicants).
- Criminal conviction history of violent, sexual, robbery or burglary crime committed by any applicant or occupants (including persons under 18) who plan to live in the apartment.
- Some felony and misdemeanor convictions are an automatic denial of the entire application. Please note that this requirement does not constitute a guarantee or representation that residents and/or occupants currently residing in our community have not been convicted of a felony or deferred adjudication for a felony or some misdemeanor.
- Previous bankruptcies must be discharged, applicant must have two (2) years current positive credit history and we will require an additional deposit equal to one month’s rent for any applicant with a discharged bankruptcy.
-Poor rental profile of any applicant's rental history may include:
Non-payment or late payment of rent.
Lease violations.
Eviction Drug use or possession.
Poor housekeeping .
Balance due with rental/mortgage history.
Repossessions.
Poor rental history.
Unruly or destructive behavior by applicant, applicant's occupants, or applicant's guests.
Violence to person(s) or property by applicant, applicant’s occupants or applicant’s guests.

6. Do you take guarantors?
- Guarantors (Co-Signers) Applicants who are full-time students and do not make sufficient income under “Income Requirements”, may qualify by having the lease guaranteed by a Guarantor. All applicants residing in the apartment must be full-time students. The Guarantor must have a gross monthly income of at least 4 times the monthly rent and meet all other qualifying criteria. The Guarantor must complete and sign a Lease Guaranty Agreement. Guarantors may be held responsible for the entire rent and other costs, such as damages, for the entire lease term, even if you have roommates.
